CR 1906, Jacksonville TX 75766, Jacksonville, Texas, 75766
This is your chance to build your dream hunting camp directly on the Neches River! A large hill runs right to the banks of the Neches River, providing the chance to build a structure no more than 15ft from the Neches, and still be in 0% floodplain. Also, directly beneath this ridge, there is a natural spring coming from the iron ore rocks and running into the River (see photos above). To top it off, there is a road leading to the base of the ridge that connects to a rocked boat ramp (200ft from building site) that launches into a large inlet, providing the perfect opportunity to launch your boat no matter the condition of the Neches.
Located at the end of County Road 1906, the property shares boundaries with U.S. Fish & Wildlife Services Conservation Fund land, and is also only 1/4mi from the Neches River Wildlife Refuge. Due to the large amount of wildlife sanctuary acreage around the property, the deer and duck hunting is absoutely first class (in two days on trail cam I captured three very nice bucks; see photos above). The duck lake is exactly 2.5 Acres in size, and is located only 90 yards from the Neches River. This duck lake could easily support two blinds due to the curvature (hence "Horeshoe Lake designated name on Google Maps"). Also, the U.S. Fish & Wildlife Services' Twin Lakes (150 Acres) in only 800ft from this property (they maintain this lake solely for habitat and refuge for waterfowl). The deer and duck hunting on this property truly cannot be understated.
Portions of this property have been thinned (see photos above). You could go a lifetime and not find a river property with highland, proximity to conservation land, boat ramp, spring, and seclusion. Call me at (936) 240-6130 to set-up an appointment to view the property.
